Responsibilities
This position is responsible for working closely with The Street’s onsite General Manager, and with the Corporate Office’s Director of Portfolio Operations and Development, Construction and Leasing teams, to develop, protect and enhance the Owner’s real estate assets, and to create a positive shopping experience by establishing and maintaining appropriate standards at a competitive cost. Interface with local Town and State officials, with reference to construction, environmental impacts and traffic control is also an important responsibility of this position. KEY POSITION ACCOUNTABILITIES: * Assist the General Manager of The Street and the Director of Portfolio Operations with other regional portfolio properties on a daily basis to include financial and capital management, fostering relationships both internal and external to the Company and supporting customer service initiatives and team approach to both sales and conservation of expenses. * Responsible for managing day to day operations of the The Street, the WS Corporate Office and Chestnut Hill Office Park (CHOP), and additonal regional assets within the WS Development portfolio including but not limited to landscaping, snow removal, trash removal, contracted cleaning services, contracted security services, contracted transportation services, physical plant and systems. Management of contractors and subcontractors from the bid phase through end of contract. Work with insurance companies & lenders on property inspections, appraisals and follow up. * Read and interpret paper or computer based engineering and architectural drawings and schematic diagrams. * Maintain a safe environment and identify and eliminate safety hazards to Center staff, tenants, customers, vendors and contractors. This may include administration of, and training for, programs such as OSHA, ADA, EPA and other regulated agencies. * Work with security, management and local and state officials to plan and oversee a safety program to include emergency response, emergency evacuation and disaster relief; conduct monthly safety drills. * Primarily responsible for managing the snow removal process at the Center, to include contract management, proper disposal, reporting and coordinating with Conservation Commission and Building Department as may be required and maintaining scope at or below the anticipated budget. * Coordinate and facilitate traffic plans and solutions, with the Director of Security and General Manager, to maintain a smooth and safe flow of traffic, including working with local and state law enforcement and MA Highway. * Travel regionally to portfolio properties as needed. * Work on special projects and provide operational support on other projects as needed. Financial Performance: * Manage property operating expenses, within or below budgeted levels. * Bid all contracts and capital purchases to a minimum of three vendors/contractors, to ensure lowest qualified bidder. * Perform assessments to assist in the development of long-range capital plans and budget. * Enlist, hire and manage all contractors performing capital projects. * Assist the Accounting Department with any questions or problems that arise regarding billings, invoices, charges, coding and dispute resolution. Tenant Coordination and Construction: * Plan review of tenant drawings to include engineering, architecture, storefront and signage. * Provide support to tenants under construction and ensure that construction activities match approved plans and comply with Center criteria. * Develop and manage a consistent turnover process to General Contractors; including, but not limited to, rules and regulations, insurance requirements, utility turnovers and protection of Landlord owned property. Administration: * Resolve tenant lease and non-lease concerns related to facility and property management. * Establish strong relationships and frequently interact with key civic leaders, including, but not limited to, Building Code and Fire Safety Officials. * Maintain good relationships with tenants through frequent interaction, effective follow-through, and by participating at tenant meetings to promote facility operations initiatives. * Participate in Management on Duty rotation and manage day-to-day activities as necessary, which may include handling emergency situations for The Street, CHOP and the WS Corporate Office. * Participate in the Operations Department after-hours emergency coverage rotation and be available for any emergencies that may arise on a 24/7 call basis. * Manage operations purchasing program and asset inventory. * Ensure all service agreements and insurance information are current and compliant to WS Development policies and procedures. Internal & External Relationships: * Establish strong working relationship with operations staff at other properties. * Maintain an effective working relationship with key individuals in all departments within the corporate office. * Establish strong working relationships with a variety of counterparts on mixed use property (i.e., hotel, residential). * Establish strong relationships and frequently interact with appropriate key civic leaders, (Police and Fire Chief’s, Building Code Official, Planning Board, Board of Selectmen, Town Administrator, Conservation Commission, etc.) to ensure positive benefits for the property. * Positively represent WS Development to joint partnerships and investors by participating in property tours, the development of presentations, and gathering of support information requested by Corporate Office.
Ideal Candidate
* At least five years experience in construction/property management. * Must have experience reading architectural, mechanical, electrical and site drawings. * Ability to handle multiple projects simultaneously. * Good oral, written, organizational and interpersonal skills. * Proficiency in computer skills, including Microsoft Office, Word, Excel, Power Point and Outlook. * Experience with AVID and MRI a plus. * Bachelors degree preferred but not required, ideally with a concentration in Business Administration/Project Management/Construction Management.
