Summary
The Development Project Manager is responsible for managing all aspects of project development. This position shall be responsible for all non-financial deliverables required under land acquisition agreements, and for all due diligence efforts for new developments. The Development Project Manager shall coordinate with the local, state, and federal written regulations and appropriate agency officials and staff for the receipt of regulatory permits for these projects. This position is responsible for soliciting the services of architects, engineers, and consultants using standardized RFP formats, and then for managing those contracts on development projects. The position is responsible for the coordination between internal Leasing, Construction & Tenant Coordination, Lease Administration, Senior Management, and external stakeholders through the planning process to ensure a cohesive and successful project. This position will work with construction and accounting to prepare budgets for each project. The Development Project Manager will also be responsible for developing and maintaining a project schedule for each project. This position shall manage each project within the approved project budget and schedule. Prior to the completion of the permitting phase of each project the Development Project Manager shall work with the Construction and Tenant Coordination Department to transition the project into the construction phase.
Responsibilities
* Work with the Leasing, Construction and Tenant Coordination, Lease Administration, on completion of all project requirements. * Manage projects as required by permits, governmental codes, and established industry standards. * Ensure the design and development of plans meet company and Tenant requirements. * Bid out architect, engineering, and consulting contracts to qualified companies, and thoroughly evaluate all bid proposals. * Prepare contracts per company standards, including insurance requirements, and schedules, which meet company obligations. * Direct architects, engineers, consultants, and activities to meet project schedules. * Control project costs within the approved budget. * Represent the company before all land use entitlement agencies. * Work with the Construction department on the transition of projects from permitting to construction.
Ideal Candidate
A Bachelors degree in Engineering, Architecture, or Construction Management with five years of experience, or equivalent work experience.
