The Savills Studley Occupier Services Project Management team is seeking a seasoned professional to work on a client site in Northern New Jersey.
Responsible for indirectly leading project management service delivery on a client account. Interfaces with client corporate real estate leadership and transaction management to assure project management expertise is brought to site evaluation and lease / purchase negotiations at key points in the transaction life cycle. Prepares project charters, budgets and milestone timelines for client’s corporate approval. Sources, on-boards and oversees internal and 3rd party project managers around the world in the delivery of client projects. Assures design standards, financial and design approvals, status reporting and change management processes are understood and followed by local project managers. Provides issue resolution support on project issues. Exceeds client expectations and key performance metrics.
- Develops and maintains process manuals that define the roles and responsibilities of project stakeholders throughout the project life cycle. Includes forms to be utilized and key deliverables at key junctures.
- Assures contract compliance and develops expert knowledge of terms and conditions, commercial requirements and key performance metrics for the customer contract.
- Works with the Head of Projects to ensure performance excellence is achieved. Implements business platform initiatives as required. Supports and participates in peer audits, communities of practice, subject matter expert networks, the development of case studies, training programs, etc.
- Provides the financial and performance information necessary to ensure the accurate and timely delivery of internal and external reporting.
- Relationship management responsibilities with internal regional Occupier Services and brokerage office leaders. Develops client fee proposals and corresponding internal engagement letters defining responsibilities and internal fee splits when integrating to execute a client project. Manages AR process.
- Actively monitors, guides and assists local project management staff in the execution of their responsibilities. Uses advanced market and project knowledge to assist with issue resolution, assuring projects are performed on time, on budget, with workmanship quality, timely communications and attainment of Occupier Services and client business results. Trains internal and partner PM staff on the importance of integrity, safe job site practices and compliance with government regulations. Provides periodic audits / inquires to assure requirements are practiced.
- Successfully manages corporate functional requirements, including Accounting, EHS, Sourcing, Information Technology, Human Resources and Legal requirements.
- Other tasks and responsibilities as assigned by project management leadership
- Bachelor’s degree or equivalent in Engineering, Architecture or Construction Management
- Must have 15+ years of progressive responsibility in commercial real estate project services, with 5+ years’ experience as a senior project manager on projects of significant complexity or in project staff management
- Preference for experience integrating project services on real estate transactions.
- Demonstrates strong business and people management skills, with proven ability to cope with change.
- Demonstrated effectiveness at influencing resources without direct accountability for such resources.
- Demonstrated understanding of delivering contract objectives
- Superior writing and verbal communication skill. Strong negotiating skills.
- Business travel occasionally required
