Responsibilities
Regional real estate investment and development company seeks a Senior Property Manager to direct all daily activities of a commercial real estate portfolio consisting of multiple buildings. Primary responsibilities include: performing income and expense control, property budgeting and reconciliations, implementing preventative and deferred maintenance of the physical plant and building systems, providing direction to the vendors and on site staff, administer lease and contract administration, directing asset capital improvement programs and tenant improvement projects and establishing and maintaining tenant relations. **Duties and Responsibilities:** - Conduct property tours and tenant interviews to verify that property standards are maintained on a regular basis - Ensure accuracy of rent rolls, tenant ledgers, lease abstracts and accounting data - Negotiate, implement and manage vendor contracts Identify, bid and manage asset capital improvement projects - Assist with preparation of financial reporting including budgets, asset description reports, variance reports and special project summaries - Maintain accurate and complete system data to include tenant contact information, insurance certificates, property information sheets, stacking plans, etc. - Review and approve invoices and expenditures - Monitor annual budgets for assigned properties - Maintain positive relations with tenant base to improve tenant retention - Interface with ownership, executive staff and other operating departments to ensure effective and efficient operations - Supervise staff, manage scheduling of property management team - Communicate with leasing/construction department to manage tenant's build outs - Maintain knowledge of commercial real estate market conditions to ensure competitive leasing comps - Participate in due diligence for property acquisitions and dispositions - Systematically integrate newly acquired properties into the company portfolio - Other duties as necessary and/or required
Ideal Candidate
**Required Skills, Knowledge and Technical Ability:** - Considerable knowledge of real estate management principles; including lease administration, budgeting and accounting, operations and building systems, general business acumen and customer service and personnel management - Strong ability to multi-task and manage on multi-faceted fronts - Must be well organized and possess strength in negotiations and strategizing - Ability to develop and maintain effective working relationships with partners, tenants, vendors and office personnel - Must possess an ability to present information in a clear concise manner, both written and verbally - Must possess a valid drivers license and be capable of passing a general CORI and background check - Real Estate related certifications and/or continuing education credits encouraged - High proficiency in MS Word, Excel, Outlook, including an ability to quickly learn specific property management/accounting software (Yardi, Timberline, MRI etc.) **Preferred Education Level:** - Bachelor's degree with a minimum of seven years experience as a commercial property manager and/or related professional designation
