Manages a team of transaction management professionals responsible for providing real estate services for the client to ensure that the best interests of the client and of CBRE are met. Assists staff and divisions on the acquisition, management, and disposal of land and facilities, including facility location, site acquisition, and leasing of space.
- Accountable for successful delivery of transaction services for client account (within budget and timeframe and meet rigor required for business case approval)
- Responsible for managing Tier 1 brokerage partners and aligning success of Tier 1 partners with the Integrator success. Includes managing bid process and selection, oversight of execution and performance management.
- Responsible for the creation and/or co-development of the Project Charter and subsequent Project Expenditure Request (PER) – including lease commitments, construction budgeting & schedule.
- Responsible for the overall management of the Transaction process, including lease/sublease initiation, renewals or terminations, property acquisition/disposition process and the development of a detailed scope packet for issuing to Tier 1 broker.
- Provide oversight and management accountability for the delivery of Project scope, schedule, and budget in accordance with approved PERs
- Responsible for managing critical dates in conjunction with Lease Admin team
- Develop annual resourcing strategy for planned projects and follow through with quarterly updates.
- Promote efficient and consistent client communication.
- Provide guidelines (playbook) for the transaction delivery to Tier 1 partners
- Key member of senior leadership responsible to structure real estate planning and support reporting to client Finance.
- Interface and collaborate with the Global Finance Group to consolidate the CapEx and OpEx budgets for planned transactions and projects in region.
- Interface with CBRE Strategy, FM and Lease Admin teams.
SUPERVISORY RESPONSIBILITIES
- Manages the planning, organization, and controls for a major functional area or department. May be responsible for a mix of direct and matrix reports.
- Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination.
- Effectively recommends same for direct reports to next level management for review and approval.
- Monitors appropriate staffing levels and reports on utilization and deployment of human resources.
- Leads and supports staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention.
- Leads by example and models behaviors that are consistent with the company's values.
- Bachelor's degree (BA/BS) from four-year college or university. Minimum 8-10 years of related experience and/or training.
- Real Estate Salesperson license.
- Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
- Requires in-depth knowledge of financial terms and principles. Reviews complex financial/business analysis and reports prepared by subordinates. Ability to analyze the most complex business/financial data and develop innovative solutions. Develops and implements financial policies and procedures. Approves and oversees department budget.
- Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions. Draws upon the analysis of others and makes recommendations that have a direct impact on the client.
- Ability to effectively respond to sensitive issues. Advanced computer software application (Microsoft Excel, Word, PowerPoint, Outlook, etc.) and Internet navigational skills. Strong interpersonal and organizational skills with ability to manage multiple projects simultaneously.
- Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results. Responsible for setting department deadlines. Errors in judgment may cause significant impact to client, co-workers, supervisor, department and/or line of business.
