Capstone Advisors is a dynamic, entrepreneurial real estate firm based in Carlsbad CA that is focused primarily on the acquisition and management of retail, office and industrial assets in Southern California. With the continued expansion of the Company’s existing portfolio, the Company is seeking a well-qualified Analyst candidate to work closely with all members of senior management in pursuit of the Company’s growth objectives.
Summary of Duties and Responsibilities:
Responsibilities are focused on assisting senior managers and acquisition officers with new property acquisition.
Acquisitions
- Analyze potential acquisition opportunities including performing initial deal screening
- Detailed financial analysis/cash flow modeling including evaluation of return metrics – IRRs, investment multiples, cash on cash, etc.
- Analyze markets (lease and sale comps, broker reports and statistics), location and demographics of acquisition targets to confirm underwriting assumptions
- Prepare investment memos and materials for internal committee discussions and presentations to partners, lenders and other third parties
- Participate in property inspections and market tours
- Support due diligence and investment closing procedures through coordination internally and with external partners, third party consultants, brokers and principals
- Perform due diligence on acquisition opportunities including lease review, title review and operating statement review and analysis
- Coordinate activities of third party consultants
- Acquisition lead generation through direct solicitation of property owners and commercial real estate brokers
- Special projects as assigned
Technical Qualifications
- Bachelor’s degree and 2+ years of real estate experience preferably in acquisitions and/or operations
- Excellent computer & internet research skills including proficiency in Excel, Word, PowerPoint and Argus
Personal Qualifications
- Analytically oriented and strong communication and writing skills
- Highly organized and ability to work independently
- Strong work ethic and ability to multi-task effectively
- Available to travel
