Purpose and Accountabilities
- Manages the execution of real estate transactions for North America real estate portfolio. Supports the overall management of real estate through negotiation, vendor management, financial analysis, project management, etc.
- Performs a combination of the following duties:
- Partners with management and internal customers to determine real estate requirements.
- Analyzes real estate market data and performs financial analysis of project costs.
- Develops acquisition/disposition strategies to meet business requirements in a timely and cost effective manner.
- Negotiates business terms and legal documents relating to the acquisition and disposition of leased locations.
- Evaluates real estate assets and obligation to assist internal business partners.
- Supports the implementation of real estate and office management strategy to attain and maintain best-in-class office footprint productivity.
- Manages real estate broker partner relationships.
- Participates on project teams to ensure timely completion of projects.
- Participates in development of project, service and capital budgets.
- Manages internal customer expectations regarding service, quality and cost effectiveness and resolves conflicts as necessary.
Additional Responsibilities:
- Maintain and improve office metric analysis.
- Support M&A analysis and due diligence of target acquisition’s real estate portfolio.
- Perform analysis and conflict resolution related to operating expense/CAM reconciliations, lease issues, etc.
- Support sustainable design/green building programs
- Participate on strategic sourcing teams for facilities management initiatives.
- Perform other essential duties as assigned.
Knowledge
- Knowledge of the corporate real estate area with respect to both strategic and operational issues.
- Real Estate and contract negotiation management experience.
- Strong interpersonal, written and verbal communication skills and the ability to effectively manage relationships with internal and external business partners.
- Sound judgment and solid analytical and financial acumen.
- Creativity in solving unique and challenging problems.
- Strong knowledge of Microsoft Office Suite and other business related software.
Education and Experience:
- Bachelor’s Degree with finance, accounting or economics coursework. Additional real estate specific coursework, professional designation or MBA preferred.
- Minimum five years relevant real estate experience in the areas of leased property acquisitions and disposition.
